To take a portfolio from $30 million to $100 million in just 2 years is outstanding! That’s an annualized rate of over 116% and that is phenomenal!
We appreciate your expertise and all of your efforts to realize the gains you have on behalf of club members. There is no way we would ever have the network and the knowledge to do what you have done. Of all of our investments with the various FIC funds, we are most pleased with the Real Estate Fund and we have you to thank for that. So, thank you for your efforts! We only wish we had the wherewithal to invest more into the fund and that we could have had this opportunity years ago.

PIGEON LAKE AREA

Pigeon Lake is a large, very popular recreational lake located on the counties of Wetaskiwin and Leduc, within easy driving distance from the cities of Edmonton, Leduc and Wetaskiwin. It is located about 60 km southwest of Edmonton and can be reached by taking Highway 2 south of the city, then following Highway 13 west to Ma-Me-O Beach on the south end of the lake. Several secondary roads provide good access to most of the lakeshore.

At present, Pigeon Lake is one of the most intensively used recreational lakes in Alberta. There are over 2,300 private cottage lots in 10 summer villages and 9 unincorporated subdivisions. About 10% of the cottages are permanent homes.

Water sports such as swimming, power boating, sailing, windsurfing, water skiing and sport fishing are popular. In posted areas of the lake, all boats are prohibited or subject to a maximum speed of 12 km/hour.

Pigeon Lake has a surface area of 96.7 km2, and a maximum depth of 9.1m. The pH mean range is 8.2 – 8.6.

Species of fish in the lake include Lake Whitefish, white sucker, burbot, yellow perch, walleye, northern pike, spot tail shiner, emerald shiner, trout-perch and lowa darter.

Two provincial parks are located on Pigeon Lake. Ma-Me-O Beach Provincial Park, located within the summer village is the smallest provincial park in Alberta. Facilities include a picnic shelter, a playgrounds, and toilets and pump water. A sandy beach is nearby. Pigeon Lake Provincial Park is located on the west side of the lake. Zeiner Park was incorporated into the provincial park in 1981. There are 180 campsites in the main campground and 116 sites at Zeiner Campground; facilities includes beaches, boat launches, change houses, docks, flush and vault toilets, picnic shelters, a concession, group camping, sewage disposal, tap water, walking trails, a telephone and playgrounds.

Another recreational facility at Pigeon Lake is the Mission Beach Campground at Mission beach. It is operated by Alberta Transportation and has nine campsites, picnic tables, one picnic shelter and a water pump. Additional public access points, with boat launches are available at a newly renovated Mulhurst Bay and at the summer village of Ma-Me-O Beach.

Mulhurst Bay and Viola Beach are two day use areas that the County of Wetaskiwin maintains around Pigeon Lake. Mulhurst Bay is located on the Northeast side of Pigeon Lake. It has a washroom/change room facility as well as playground equipment. Viola Beach has a day use area as well with fire pits and is located on the South shore of Pigeon Lake.

The FIC development, is a fully serviced "city style" residential development, with curbs, gutters, street lighting, sidewalks and paved roadways. Every lot will have 'city" sewer and pressurized water, no holding tanks or water wells will be required, and we have stringent architectural and build-out time limit controls. Our target market is permanent, year-round residents. The lots are all large, and the subdivision has an artificial lake feature. All lots are large, many exceeding 1/4 acre.
